Hence, make sure your potential patients have easy access to your medical office space, be it in terms of the physical location or amenities that assist mobility. If you get a yes, consider what are the associated costs of using the facilities - things like overnight parking permits, security staff, and janitorial services. On the other hand, some properties may have to maintain strict energy usage rules and won’t be suitable for your practice. Make sure to keep this in mind!

Chances are, your medical office space is going to release hazardous materials and biomedical waste. As it is not paper you can merely shred in a conventional office and quickly dispose of them, make sure your landlord has clearly communicated waste disposal procedures. Be it a CT scanner or an X-ray machine, such equipment needs a proper dismantle and disposal. Some landlords may be hesitant in taking on the responsibility or may not have experience in that kind of situation. 

  1. Exclusivity provisions

No one likes a competitor working under their nose unless it is a "healthy competition" and you get joy from seeing others succeed around you. Nevertheless, if you want to beat them at their own game, consider exclusivity provisions that your landlord can promise you! If you get those, your competitor will not have a right to rent a medical office space in the same property to another dentist (or any other medical professional you are), which, in turn, protects you from losing clients. It’s always better to have a competitive advantage over others in the market you work in.
